Why it matters
Fake titles and double sales are among the most common property problems in Cameroon. The land title is the only definitive proof of ownership.
1. Get a copy and the title number
Ask the seller for a copy of the title showing the number, the department and the surface area.
2. Request a certificate of ownership
At the land registry (conservation foncière) of the department, request a recent certificate of ownership. It shows the current owner and any mortgage or dispute recorded.
3. Check the boundaries on the ground
Hire a sworn surveyor to find the boundary markers and compare them with the survey plan.
4. Sign at a notary
The sale must be done by a notary, who registers the transfer. Never pay the full price in cash before the notarial deed.
General information only, not legal advice. Check current rules with a notary, lawyer or the relevant office.
