Write a clear lease

Residential leases are governed by the Civil Code and the OHADA Uniform Act on General Commercial Law for business premises. State rent, duration, deposit, repairs and notice periods.

Deposits and advance rent

Keep advance rent and deposits reasonable and always issue receipts. Return the deposit minus documented damage.

Landlord duties

• Deliver the property in good condition
• Carry out major repairs
• Respect the tenant's quiet enjoyment
• Declare rental income for tax

Disputes and eviction

Eviction requires a court decision and a bailiff. Never change locks or remove belongings yourself.
