Acceptable Use Policy

What is allowed and what is forbidden on Vera237 — listing honesty, conduct, platform integrity and how we enforce the rules.

1. Purpose

Vera237 exists so that property decisions in Cameroon can be made with better information. This Acceptable Use Policy sets the minimum standard of behaviour for everyone on the platform. It forms part of our Terms of Service.

It is read together with Cameroonian law, in particular Law No. 2010/012 of 21 December 2010 on cyber security and cyber criminality, Law No. 2010/021 of 21 December 2010 on electronic commerce, the Penal Code provisions on fraud and forgery, and the land tenure rules of Ordinances No. 74-1 and 74-2 of 6 July 1974.

2. Listing standards

  • List only property you own, inherit with the agreement of the other heirs, or hold a written mandate for.
  • One listing per property or per unit. Do not republish the same property repeatedly to appear higher in results.
  • Use photographs, videos and virtual tours of the actual property, taken by you or used with permission. No stock or borrowed images presented as the property.
  • State the price or rent in FCFA truthfully, including what is included and what is not. No bait prices to attract calls.
  • Describe your document honestly — land certificate, certificate of occupancy, notarised sale, customary or family land — and do not claim a title you cannot produce.
  • Keep availability current, unit by unit, and close the listing once the property is sold or let.

3. Strictly prohibited

  • Selling or letting the same plot or unit to several people, or collecting deposits from several buyers for one property.
  • Forged, altered or borrowed land certificates, survey plans, identity documents, mandates or receipts.
  • Listing state land, road corridors, public reserves or land under an active dispute as if it were free of claims.
  • Demanding money before any visit or written agreement, asking for payment to a third party's account without justification, or pressuring a buyer to pay outside any traceable record.
  • Impersonating another person, an agency, a notary, a surveyor, a bank, a public authority or Vera237 itself, or claiming a verification badge you do not have.
  • Money laundering, financing of illegal activity, or concealing the origin of funds.
  • Discrimination against a seeker or tenant on grounds of origin, region, ethnicity, language, religion, sex, family situation, disability or health status.
  • Harassment, threats, insults, sexual solicitation, or any demand for a personal favour in exchange for a lease or sale.
  • Human trafficking, prostitution, illegal accommodation or any other criminal use of a listed property.

4. Communication rules

  • Contact other users only about the property or service concerned. No unsolicited advertising, chain messages or spam by message, email or WhatsApp.
  • Do not publish another person's phone number, address, document or photo without their agreement.
  • Reviews and reports must describe a real experience. Paid, exchanged or retaliatory reviews are removed.
  • Keep language civil. Threats of physical or spiritual harm are grounds for immediate removal and, where appropriate, a report to the police.

5. Platform integrity and security

  • No scraping, crawling, bulk extraction or resale of listings, contact details or the professionals directory.
  • No attempt to bypass access controls, read another user's private records, guess document links or test the platform's security without our written authorisation.
  • No malware, phishing pages, injected scripts, credential stuffing or denial-of-service activity. These acts are criminal offences under Law No. 2010/012.
  • No automated account creation, artificial inflation of views, or manipulation of Trust Scores, search results or AI matching.
  • Do not use our content, brand, logo or verification marks in a way that suggests Vera237 endorses a property or a professional when it does not.

6. Tenancy and enforcement conduct

  • Rent, deposits and charges must follow what the signed agreement and Cameroonian rental rules allow, and every payment received must be receipted.
  • Cutting water or electricity, changing locks, removing a roof, seizing belongings or evicting a tenant without the legal procedure is prohibited on this platform and unlawful.
  • Notices, complaints and eviction records must reflect real facts and dates. Do not use the platform to manufacture evidence.
  • Involving a lawyer, bailiff or the security forces must follow the proper legal route; do not use police contact as a threat to extract money.

7. Reporting a breach

Use the "Report this listing" action on any property, or write to abuse@vera237.com with the listing link and what you observed. Where possible include documents. We review reports in good faith and protect the identity of the reporter, unless disclosure is required by law.

If you believe you are the victim of property fraud, also file a complaint with the competent Cameroonian authorities. We cooperate with lawful requests.

8. How we enforce

  • Depending on the seriousness and the history, we may edit or unpublish a listing, remove a review, lower or withdraw a Trust Score or a verification badge, restrict features, suspend or permanently close an account, and refuse future registration.
  • Serious cases — suspected fraud, forged documents, threats, intrusion — may be reported to the police or to the competent authority, with the relevant records.
  • We give notice of a measure where reasonably possible, and you may contest it at appeal@vera237.com. We re-examine the decision and answer in writing.

9. Changes

We update this policy as new abuse patterns appear in the Cameroonian property market. The current version is always published on this page.
