Neighbourhood practicalities

A beautiful house in an area that floods every July, loses power nightly or has no road in the rainy season is not a bargain. These are the everyday realities listings leave out, recorded from local reports and our inspectors' visits.

Akwa

Douala

Updated 18 Sept 2026
Power: FairWater: FairFlood risk: HighRoads: Good

Central, busy and noisy. Drainage is overwhelmed in heavy rain and some streets flood ankle-deep in August.

  • Several primary and secondary schools within walking distance, plus private bilingual options.
  • Marché Akwa and dozens of shops on the doorstep; prices higher than outer areas.
  • Very well served by taxis and bendskin at all hours.
